We had extensive damage from a water leak. Brookstone was the company contracted through our insurance company to remove and replace the damaged items. Throughout what ended up being a several months long process the team at Brookstone was excellent. Once the project was complete the spaces looked better than before the leak. We were pleasantly surprised, however, with our flooring that we ended up with better floors than we had originally and stayed in budget. The water damage can spread to other areas with a lack of timely response or secondary damages like mold growth can occur within the first 24 hours.
Yes. If turning off the water stops the source of the water damage turn it off immediately and call a plumber and a restoration contractor. If the source of the water damage or the damage extends to critical electrical systems or loose wiring shut the power off at the breakers.
Yes, restoration contractors always have the health and safety of the building and its occupants in mind when coming up with a drying plan. It may be an inconvenience to stay but, most of the time it is safe unless otherwise advised by your mitigation team.
Wait. Even if you think it is minor, have a way to check the moisture content of the materials, start air movement over them, and dehumidify the air in the room.
Brookstone does not file insurance claims for you. However, we will partner with you to manage your claim and negotiate with your insurance company on the scope of work needed to restore your property to its pre-loss condition. Our team of estimators and coordinators are experienced in communicating with insurance carriers and have established relationships with all major insurance carriers. Its important to note that Brookstone does not negotiate policy limits, as those are determined by the insurance company.
In a typical insurance claim, Brookstone uses the carrier preferred insurance pricing software (like Xactimate or Symbility) to estimate repair costs for insurance claims. These software programs use market-based pricing, meaning Brookstone doesn’t determine line item pricing. Instead, the prices are determined by current market conditions and what insurance carriers approve. Brookstone’s role is to ensure the scope of the work is accurately documented and reflected in the estimate, and that the final estimate is set based off of what insurance will approve.
Call a plumber first if the source of the loss has been identified as coming from a plumbing issue then call a restoration company. Call a restoration company for any other source of loss. Most restoration companies can handle storm damages to roofs as well.
Yes property owners and managers can and should start removing excess water and “Clean up”. But, they should also have a water mitigation team on the way to mitigate the damage of water held and bound by the building materials and the air in the affected rooms.
Industry standard is 5 days. This depends on the severity and complexity of the loss and how fast the mitigation team was able to respond.
Mold can start growing after 24 hours since the loss occurred. Mold spores germinate quickly and colonize at a rapid rate
There are 3 categories of water. Category 1 is clean sanitary water usually from supply lines to sinks and appliances or overflowing sinks or tubs with no contaminants. Category 2 is significantly contaminated water or “gray water” usually from drain pipes to sinks, tubs and showers, and appliances. Category 3 is grossly contaminated water or “Black water” most commonly from sewage back ups and flooding from outside water sources. Containing severely harmful and toxic agents.
Water mitigation is the practice of mitigating the property from further loss through water extraction, removal of unsalvageable building materials, and the setting of drying equipment (air movers and dehumidifiers). Water restoration is the finished product after the water mitigation is complete and the property has been deemed safe, clean, and healthy often including reconstruction services as well.
